The Pinnacle, consented in 2006, is the tallest building in the City. Its design by Karen Cook at KPF reflected the then buoyant market for offices prior to the 2008 downturn. The complex geometry of the building, the small office floorplates and the high construction cost all militate against its realization in current market conditions.

In 2013 Pilbrow and Partners undertook a feasibility study to explore the benefits of a mixed use development on the Pinnacle site at the centre of the City Cluster.
In the current market a simpler, bulkier and less elegant form is the almost inevitable consequence of the weaker market. The size of pre–let required to start construction on the one and half million square foot development and the limited efficiency of a very tall structure will result in the final building being either delayed or reduced in scale.
